Operations Manager/Facilities Engineer, Commercial Real Estate

Position Summary

In conjunction with the Property Manager, the Operations Manager is responsible for the day-to-day operation, maintenance, safety, security, and appearance of the assigned property or campus.  As the primary on-site operational leader, this hands-on role oversees building systems, contractors, maintenance activities, tenant needs, and capital projects to ensure the property is operated safely and efficiently, in accordance with company and client expectations.  The Operations Manager is expected to actively troubleshoot issues, perform repairs and preventive maintenance, and coordinate vendors and contractors as needed.


This position supports both the Wichita and El Dorado properties. While the anticipated schedule is approximately three (3) days per week in Wichita and two (2) days per week in El Dorado, work locations may vary based on operational priorities and business needs.


What You'll Do

  • Serve as the primary on-site operational leader for the property or properties.
  • Perform hands-on troubleshooting, repairs, inspections, and preventive maintenance of building systems and site infrastructure.
  • Oversee the operation and maintenance of HVAC, plumbing, electrical, fire/life safety, and other critical building systems.
  • Manage maintenance, tenant improvement, and capital projects from planning through completion.
  • Coordinate and oversee vendors, contractors, inspections, and specialty service providers.
  • Prepare scopes of work, obtain competitive bids, negotiate services, and manage contractor performance.
  • Respond to maintenance, operational, and emergency issues, including after-hours situations when required.
  • Manage work orders, preventive maintenance schedules, and operational documentation.
  • Support tenant needs by addressing service requests, operational concerns, and property-related issues.
  • Assist with operating budgets, capital planning, invoicing, purchasing, and cost-control initiatives.
  • Monitor utility consumption and identify opportunities to improve efficiency and reduce operating costs.
  • Maintain property records, equipment inventories, drawings, vendor information, and compliance documentation.
  • Support leasing activities, tenant improvements, and occupancy-related projects.
  • Manage site security measures, building access, key control, and emergency response coordination.
  • Ensure compliance with OSHA, EPA, environmental, fire/life safety, and other applicable regulations.
  • Maintain current technical and industry knowledge through training and professional development.
  • Support and execute the IRGRA Workflow Program, including site inspections, preventive maintenance, contractor and vendor management, tenant retention initiatives, leasing support, environmental and life safety compliance activities, budget preparation, capital planning, and management of property improvement projects.

 

What You'll Bring

  • 5+ years of experience in facilities, maintenance, property management, building operations, or a related field.
  • Strong technical knowledge of HVAC, electrical, plumbing, fire/life safety, and general building systems.
  • Experience managing vendors, contractors, maintenance projects, and capital improvements.
  • Working knowledge of OSHA, building codes, and workplace safety requirements.
  • Strong troubleshooting, communication, customer service, and organizational skills.
  • Ability to read building plans, specifications, and technical documentation.
  • Proficiency with Microsoft Office and work order management systems.
  • High school diploma or GED required; additional technical training, certifications, or degrees are a plus.
  • Valid driver's license and reliable transportation required.



Preferred Experience

  • Commercial, industrial, manufacturing, warehouse, institutional, or mixed-use property operations experience.
  • Experience managing preventive maintenance programs, contractors, vendors, budgets, and capital projects.
  • Working knowledge of OSHA, environmental, fire/life safety, and building code requirements.
  • Experience supporting multiple properties or sites.
  • Relevant technical or industry certifications (HVAC, electrical, facilities management, building maintenance, or project management).

 

Physical Requirements & Work Environment

  • Ability to lift, carry, push, and pull up to 50 pounds on a regular basis.
  • Ability to frequently walk, stand, climb, stoop, kneel, crouch, crawl, and work in physically demanding environments.
  • Ability to safely use ladders, stairs, lifts, and other access equipment to inspect and maintain building systems and property infrastructure.
  • Ability to access and work on rooftops, in mechanical rooms, and in confined or restricted-access spaces as required.
  • Ability to inspect buildings, grounds, parking areas, and industrial facilities, including walking large properties over uneven terrain and varying distances.
  • Ability to work indoors and outdoors in a variety of weather conditions, including heat, cold, rain, snow, and other environmental conditions typical of the assigned locations.
  • Ability to respond to emergency maintenance situations and perform the essential functions of the position in a safe and timely manner.
  • Must possess a valid driver's license, maintain reliable transportation, and be able to travel regularly between multiple properties and job sites as required.
