직무 개요

Facilities Manager는 인천 송도 소재 글로벌 생명과학 제조 고객사 현장에서 JLL을 대표하는 온사이트 책임자입니다. 건물, 클린룸, 실험실 및 지원 유틸리티 영역 전반에 걸친 통합시설관리(IFM) 서비스 제공을 총괄합니다. 고객사, JLL, 벤더 소속 교대인력, 전문 협력업체 간 업무를 조율하여 안전하고 안정적인 운영을 유지합니다.

주요 업무

• 고객사 현장팀의 주요 창구 역할을 수행합니다. 운영회의를 주관하고, 이슈·의사결정·진행상황을 한국어 및 영어로 소통합니다.

• 벤더 소속 교대인력(Shift Team)을 관리합니다 — 업무 우선순위, 교대 인수인계, 교육·역량 점검, 성과관리, 결원 대응, 에스컬레이션을 포함합니다. 고용 관련 사항은 벤더 관리조직을 통해 조율합니다.

• 전기, 소방, HVAC, BMS 등 계약범위 내 시설시스템의 예방정비·수리정비·점검·결함을 관리합니다.

• 클린룸 지원설비, 환경 알람, 관련 유틸리티를 고객사 운영·품질팀과 조율합니다. 관리환경(Controlled Environment)에 영향을 줄 수 있는 상황은 에스컬레이션합니다.

• 고객사 및 자격을 갖춘 협력업체와 함께 정비 셧다운·변경작업 계획을 수립합니다 — 위험성평가, 작업허가, 승인, 해당 변경관리 절차를 포함합니다.

• 자산정보, 작업지시, 정비이력, 운영절차, 협력업체 문서를 고객사 지정 시스템에 관리합니다.

• 시설 사고대응을 주도하고, 서비스 복구, 근본원인 분석 후속조치 및 시정조치를 계약범위 내에서 관리합니다.

• 서비스수준·KPI 대비 벤더 성과를 모니터링합니다. 견적, 변경사항, 인보이스, 비용을 합의된 승인절차에 따라 검토합니다.

• 정기 운영보고서를 작성하고 현장 전환(Transition)을 지원합니다 — 자산·문서 인수인계, OEM 연락처, 보증, 미결 결함, 출입체계, 비상대응절차를 포함합니다.

필수 자격요건

• 생명과학, 제조, 실험실 등 관리환경에서의 시설관리 경력(클린룸 지원업무 포함).

• 벤더 소속 교대인력 지휘·평가 경력.

• 전기설비, HVAC, 소방, BMS, 시설 유틸리티에 대한 실무지식.

• 영어 및 한국어 비즈니스 커뮤니케이션 역량(고객미팅, 사고 에스컬레이션, 보고서 작성 포함).

• 예방정비, 작업관리시스템(Work-order System), 협력업체 안전관리, 서비스 성과·비용보고 경력.
• 국내 전기 기술자격 및 전기설비 운영·안전 실무경력. 세부 자격등급은 현장 전기설비 및 직무요건에 따라 확인합니다.

• 현장 승강기 종류에 맞는 승강기 안전관리 교육 이수증 또는 관계 법령상 인정되는 자격 증빙. 인정 가능한 증빙은 현장 설비를 기준으로 채용 담당자와 HSSE가 확인합니다.

우대 자격요건

• 소방안전관리 관련 자격 또는 수료증, 지정 소방안전관리자와의 소방활동 조율 경력.

• 신축 또는 신규 입주 현장의 모빌라이제이션·전환(Transition) 경력.

• 클린룸 HVAC, 환경모니터링 인터페이스, 탈이온수(DI Water), 압축공기, Process Cooling Water, 폐수처리 설비 관련 지식.

• 품질팀과의 관리문서, 일탈(Deviation), 시정조치 협업 경력.

Facilities Manager (IFM Site Lead)

Global Life Sciences Manufacturing Client | Songdo, Incheon

Role Purpose

The Facilities Manager is JLL's primary on-site representative for a global life sciences manufacturing client in Songdo. The role leads the delivery of integrated facilities management services across the building, cleanroom, laboratory and supporting utility areas. The Facilities Manager coordinates the client, JLL, the vendor-employed shift team and specialist contractors to maintain safe, reliable operations.

Key Responsibilities

• Serve as the main point of contact for the client's site team. Lead operational meetings and communicate issues, decisions and progress in Korean and English.

• Oversee the vendor-employed shift team, including work priorities, shift handovers, training and competency checks, performance follow-up, absence coverage and escalation. Coordinate employment matters through the vendor's management.

• Manage preventive and corrective maintenance, inspections and defects for electrical, fire protection, HVAC, building management and other in-scope facility systems.

• Coordinate cleanroom facility support, environmental alarms and relevant utilities with the client's operations and quality teams. Escalate conditions that could affect controlled environments.

• Plan maintenance shutdowns and modifications with the client and qualified contractors, including risk assessments, permits, approvals and applicable change-control requirements.

• Maintain asset information, work orders, maintenance records, operating procedures and contractor documentation in the client's designated systems.

• Lead facility incident response, service recovery, root-cause follow-up and corrective actions within the agreed scope.

• Monitor vendor performance against service levels and KPIs. Review quotations, changes, invoices and costs through the agreed approval process.

• Provide regular operational reports and support site transition, including asset and document handover, OEM contacts, warranties, open defects, access arrangements and emergency procedures.

Essential Qualifications and Experience

• A relevant Korean electrical technical qualification and practical experience in electrical facility operations and safety. The specific qualification level will be checked against the site's electrical installations and role requirements.

• A certificate of completion of elevator safety manager training or other documented qualification recognized for the site's elevator type. The hiring team and HSSE will confirm acceptable evidence against the actual site equipment.

• Experience managing facilities in a life sciences, manufacturing, laboratory or other controlled environment, including cleanroom facility support.

• Experience directing and evaluating a vendor-employed shift team.

• Working knowledge of electrical systems, HVAC, fire protection, building management systems and facility utilities.

• Strong business communication skills in both English and Korean, including client meetings, incident escalation and written reporting.

• Experience with preventive maintenance, work-order systems, contractor safety, service performance and cost reporting.

Preferred Qualifications and Experience

• A fire safety management qualification or certificate and experience coordinating fire protection activities with the designated fire safety manager.

• Experience mobilizing or transitioning services at a newly built or newly occupied site.

• Familiarity with cleanroom HVAC, environmental monitoring interfaces, deionized (DI) water, compressed air, process cooling water or wastewater treatment systems.

• Experience working with quality teams on controlled documentation, deviations and corrective actions.
