Community Manager (HOA Portfolio)

Community Management | Gilbert / Greater Phoenix, AZ | Full-time | Compensation: to be confirmed

Do you take initiative, manage your own workload, and get things done without someone looking over your shoulder?

Do you want to be treated like an adult and trusted to do your job?

At Heywood Community Management, we look for people who show up, work hard, work well with others, and follow through. No drama. No unnecessary layers of management.

We manage homeowners and condominium associations. Our community managers are responsible for their own portfolio of clients, the relationships behind those clients, and the results our company delivers.

Our approach: Show up. Work hard. Have fun. Get the job done.

What you will do

  • Own an assigned portfolio of HOA and condominium association clients and manage their day-to-day operations.
  • Serve as the primary point of contact and trusted adviser to volunteer board members.
  • Prepare for and attend board meetings, identify decisions needed, and follow through on assigned action items.
  • Review financial reports, develop annual budgets with accounting support, and explain financial issues and options to boards.
  • Oversee vendors, maintenance, projects, proposals, contracts, and completion of authorized work.
  • Read and apply governing documents and association policies; coordinate with legal counsel when appropriate.
  • Guide enforcement, architectural review, collections escalations, owner concerns, and other association processes within approved policies.
  • Provide clear, timely updates to boards and ensure client issues are tracked through completion.
  • Work with assistant managers, accounting, compliance staff, and administrative teams while retaining responsibility for portfolio outcomes.
  • Maintain accurate client records and identify risks or issues that need board direction or management escalation.

What we are looking for

  • Prior HOA or condominium portfolio management experience strongly preferred.
  • Excellent written, verbal, and listening skills; comfortable communicating with boards and residents.
  • Strong judgment, prioritization, accountability, and ability to manage competing deadlines.
  • Comfortable with budgets, financial statements, vendor proposals, and basic project management.
  • Proficient with Microsoft 365, Windows, and web-based management systems; willing to learn Caliber, Help Scout, and other internal tools.
  • Able to work independently while collaborating with a support team.
  • Ability to attend scheduled board meetings, including some evenings, and visit communities as needed.

Who this job is perfect for

  • You want ownership of your work and take responsibility for results.
  • You enjoy working with volunteer boards and explaining complicated matters simply.
  • You follow up without being chased and build long-term relationships.

Who this job is not for

  • You need constant direction or avoid making recommendations.
  • You dislike customer communication, competing priorities, or difficult conversations.
  • You treat the job as forwarding emails instead of resolving issues.
